{"id":38697,"date":"2018-04-22T17:00:43","date_gmt":"2018-04-22T22:00:43","guid":{"rendered":"http:\/\/the2seasons.com\/?p=38697"},"modified":"2018-04-21T08:38:38","modified_gmt":"2018-04-21T13:38:38","slug":"our-townhouse-progress-update","status":"publish","type":"post","link":"http:\/\/the2seasons.com\/?p=38697","title":{"rendered":"Our Townhouse Progress Update"},"content":{"rendered":"<p>It&#8217;s been a while since I updated you on the progress at our new townhouse.\u00a0 To read what this is all about, go <a href=\"http:\/\/the2seasons.com\/2018\/01\/02\/we-are-moving-2\/\">here<\/a>.Things have been moving slowly because we had a few changes that required the approval of the historic commission.\u00a0 Our new house, even though it was built in 1980, is in the middle of a historic district.\u00a0 Actually, it&#8217;s in the same one that our previous house was in.\u00a0 Since we are doing extensive remodeling and making some structural changes, they have to approve any changes that happen outside.<\/p>\n<p><!--more--><\/p>\n<p style=\"text-align: center\"><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter wp-image-37690 size-full\" src=\"http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/01\/Screen-Shot-2017-12-21-at-5.15.44-PM.png\" alt=\"Townhouse exterior before\" width=\"847\" height=\"578\" srcset=\"http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/01\/Screen-Shot-2017-12-21-at-5.15.44-PM.png 847w, http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/01\/Screen-Shot-2017-12-21-at-5.15.44-PM-430x293.png 430w, http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/01\/Screen-Shot-2017-12-21-at-5.15.44-PM-768x524.png 768w, http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/01\/Screen-Shot-2017-12-21-at-5.15.44-PM-300x205.png 300w\" sizes=\"(max-width: 847px) 100vw, 847px\" \/><\/p>\n<p>For instance, they had to approve our new windows.\u00a0 Their requirement was that the mullions have to be on the outside of the glass instead of between two pieces of window glass like most modern windows.\u00a0 To me, that means it will take a lot longer to wash the windows because I (or our window cleaners) will have to clean each pane separately.\u00a0 Now get this &#8211; they don&#8217;t care which colors we use on the exterior.\u00a0 I could paint the front door to look like a zebra (don&#8217;t worry, I&#8217;m not), and they don&#8217;t care.\u00a0 However, the mullion has to be on the OUTSIDE of the window.\u00a0 When you are driving past a house, what do you notice &#8211; the window panes or the front door?<\/p>\n<p style=\"text-align: center\"><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter wp-image-38702\" src=\"http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01397-681x1024.jpg\" alt=\"Twonhouse - The 2 Seasons\" width=\"640\" height=\"963\" srcset=\"http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01397-681x1024.jpg 681w, http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01397-215x323.jpg 215w, http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01397-768x1155.jpg 768w, http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01397-300x451.jpg 300w, http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01397.jpg 2000w\" sizes=\"(max-width: 640px) 100vw, 640px\" \/><\/p>\n<p>I mentioned before that we are knocking out a wall to add an addition to the old family room that will become the new kitchen.\u00a0 That wall has a fireplace which will be removed.\u00a0 However, there is a fireplace in the master bedroom right above it.\u00a0 Our structural engineer was concerned that the new steel beam will be compromised because of the weight of the fireplace on the second floor.\u00a0 Since we didn&#8217;t love it in the first place, Mike and I decided to have the master bedroom fireplace removed, too.\u00a0 Our master is not huge, and the fireplace was off-center, and it just bothered us.\u00a0 Removing those two fireplaces meant that the heavy chimney needed to go, too.\u00a0 Two men spent two weeks on scaffolding to take down that chimney, brick by brick.\u00a0 I felt so sorry for them.<\/p>\n<p style=\"text-align: center\"><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter wp-image-38701\" src=\"http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01394-1024x681.jpg\" alt=\"Townhouse - The 2 Seasons\" width=\"850\" height=\"565\" srcset=\"http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01394-1024x681.jpg 1024w, http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01394-430x286.jpg 430w, http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01394-768x511.jpg 768w, http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01394-300x199.jpg 300w\" sizes=\"(max-width: 850px) 100vw, 850px\" \/><\/p>\n<h2>Construction Issues<\/h2>\n<p>Meanwhile, the <del>hysterical <\/del>historical commission decided that we have to rebuild a fake chimney where the old chimney once stood.\u00a0 We had to wait several weeks on them to meet for their monthly meeting and officially make that declaration.\u00a0 So, once the addition is added, then our builders will have to construct a wooden box and put bricks on it that will look like the chimney.\u00a0 It won&#8217;t be a working chimney but will give the <em>appearance<\/em> of a working chimney.\u00a0 I should mention that this will all be BEHIND our brick wall.\u00a0 I know their requirements protect me when one of our neighbors wants to do some remodeling.\u00a0 It keeps people from getting too crazy with their designs.\u00a0 I get that, but I just wish common sense would rule.<\/p>\n<p style=\"text-align: center\"><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter wp-image-38703\" src=\"http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01402-681x1024.jpg\" alt=\"Townhouse - The 2 Seasons\" width=\"640\" height=\"963\" srcset=\"http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01402-681x1024.jpg 681w, http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01402-215x323.jpg 215w, http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01402-768x1155.jpg 768w, http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01402-300x451.jpg 300w, http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01402.jpg 2000w\" sizes=\"(max-width: 640px) 100vw, 640px\" \/><\/p>\n<h2>Progress<\/h2>\n<p>Everything else is progressing smoothly.\u00a0 We are replacing all of the plumbing and electrical, and those tradesmen have been working steadily.\u00a0 We are getting all new doors, and all of the doors on the first floor will be seven feet high.\u00a0 (I have a very tall husband.) So, all of the doorway frames are being adjusted to accommodate them.\u00a0 All of the framing is complete for the interior wall changes we are making.\u00a0 We are also replacing all of the crown moulding, window frames, floor moulding, and we have selected it.\u00a0 The new windows for the entire house arrive today, and they will be put in this week.\u00a0 Then we will insulate and start the dry wall.\u00a0 The kitchen design is complete, and the cabinets have been ordered.\u00a0 The bathroom tile is all in.\u00a0 The closet shelving designs have been approved.\u00a0 We have selected all of the hardware, which will be a Baldwin Brass style that is similar to what we had before.\u00a0 Also, all of the faucets, etc. have been selected.<\/p>\n<p style=\"text-align: center\"><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter wp-image-38705\" src=\"http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01415-1024x681.jpg\" alt=\"Townhouse - The 2 Seasons\" width=\"850\" height=\"565\" srcset=\"http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01415-1024x681.jpg 1024w, http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01415-430x286.jpg 430w, http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01415-768x511.jpg 768w, http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01415-300x199.jpg 300w\" sizes=\"(max-width: 850px) 100vw, 850px\" \/><\/p>\n<h2>Hard Decisions<\/h2>\n<p>The hardest decision on any construction project we have ever done has always been the lights.\u00a0 I really don&#8217;t look at lights so we are using recessed lights as much as possible.\u00a0 I have selected the large foyer light for the townhouse entry and am second-guessing that decision.\u00a0 I am a person who can make a decision, and second-guessing something just unsettles me.\u00a0 I still have to select the bathroom lights.<\/p>\n<p style=\"text-align: center\"><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter wp-image-38704\" src=\"http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01405-1024x681.jpg\" alt=\"Townhouse - The 2 Seasons\" width=\"850\" height=\"565\" srcset=\"http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01405-1024x681.jpg 1024w, http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01405-430x286.jpg 430w, http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01405-768x511.jpg 768w, http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/DSC01405-300x199.jpg 300w\" sizes=\"(max-width: 850px) 100vw, 850px\" \/><\/p>\n<p>So, that&#8217;s our townhouse construction project recap.\u00a0 Our builder said we are building a new house inside an existing brick exterior, and we are.\u00a0 As soon as the windows are in, things will start moving faster.\u00a0 I don&#8217;t know if we are going to meet my personal move-in deadline.\u00a0 Mike thinks we will, but I don&#8217;t want to rush the process just to meet a deadline that I pulled out of a hat.<\/p>\n<p style=\"text-align: center\"><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter wp-image-38708\" src=\"http:\/\/the2seasons.com\/wp-content\/uploads\/2018\/04\/IMG_E0947-1024x768.jpg\" alt=\"Townhouse -
